Rental Regulations

Our offices are open from 8:30 am to 5:00 pm, Monday through Friday.  The hours on Saturday are 10:00 am - 4:00 pm.  Sunday & holidays, including Thanksgiving, Christmas Day, New Years Day, July 4 and Labor Day are by appointment.  There generally is a realtor on duty Sunday afternoons so feel free to stop in. Reservations can be made in person or by calling our toll-free reservation number 1-800-639-1812.

Rental home reservations are not confirmed and executed until a signed rental agreement and a 50% deposit is received by our office.
 

Payment Policy

One-half of the total amounts due must be paid upon signing the rental agreement. The remaining one-half is due no later than twenty-one (21) days from the commencement date of the rental agreement.  If signing of the rental agreement occurs less than twenty-one (21) days from the commencement date then the full amount due shall be paid upon signing. All payments shall be mailed or otherwise delivered to Agent at its aforestated address. Visa, Master card and Discover are acceptable.
 

Security Deposit 

The purpose of the security deposit is to secure the performance of Renter's obligations under this Agreement, including but not limited to payment  for: damage, injury, deterioration, or loss occurring to the Property; any extra cleaning or repair costs in excess of the standard cleaning charge; any unreturned keys; and any long distance telephone charges. Agent shall return the security deposit to Renter, less any deductions utilized for any of the aforestated purposes as specified in a written statement accompanying the return of the security deposit, to Renter's aforestated address upon determination of any damages, and receipt of the telephone bill if any long distance calls are made and any other bills for charges incurred during the term of the lease.
 

Cancellation Policy

Cancellations 45 or more days prior to arrival (60 or more days for Winter Holiday periods) are refundable less a 15% service charge. No refunds will be issued within 45 days of arrival (60 or more days for Winter Holiday periods), under any circumstances unless property is re-rented. In the event Agent is able to re-rent the Property to another renter for the same or more rental payment as provided in this Agreement, provided however that Agent shall be under no obligation or expectation to do so, then Agent will return to Renter the security deposit and all payments made by Renter, less the 15% cancellation fee and any expenses incurred by Agent in re-renting the Property.
 

Travel Insurance & Accidental Rental Damage Insurance

Stowe Realty offers optional trip insurance as well as accidental damage insurance from Travel Guard, one of the leading travel insurance companies in the world.  Travel Guard is a reliable, respected insurer that covers six million travelers annually.  We urge you to consider purchasing these Travel Guard policies to cover your vacation investment.

Accidental rental damage insurance:  
damage to the rental property or its contents, if caused by a registered guest.  You must notify us of any damage or theft to the
unit during your occupancy, or this plan is void and you will be held responsible for any damage to the unit.  For questions

Travel Insurance:
prior to departure or if other covered unforeseen circumstances arise during your trip, causing it to be interrupted.
What if a loved one becomes ill and you can’t leave home? Or you need to return early? Or weather prevents you from
coming home?  The cost is only 7% of rental cost per booking!

The plan covers you and your travel investments if you need to cancel your trip due to covered reasons For an affordable $45.00, this plan covers up to $1,500 in accidental or pet

Dates may vary slightly for individual properties.  Please contact agent for further details.  Some properties may require a minimum number of nights during holiday rentals.

Check-In/Check-Out procedures

Check-in time is 4:00pm and check-out time is at 11:00am on most of our properties.  If we know IN ADVANCE that you would like either an earlier check-in or later check-out, we will do our best to make arrangements to accommodate your wishes.

Keys must be returned to the Stowe Realty office on the check-out day.  Upon check-out, we ask our guest to leave the home in the same general condition as it was found.  Leave the home clean, wash dishes, remove all opened food, shut windows and lock doors.

Keys

Please pick up the property key at the Stowe Realty office, located at 254 Mountain Road in Stowe.  If you have a large group and plan on arriving in Stowe separately, please let us know in advance.  We will be happy to give your friends directions directly to the house or condo, but we ask that you do this in advance and during our office hours of 8:30am - 5:00pm, Monday through Friday.

Pets

Some of our properties are pet friendly.  Pet friendly properties are noted with a “Doggie” icon.  An additional security deposit of $500 is required when bringing pets, subject to acceptability and approval of the owner.

Private Pools and Hot Tubs

Some of our properties contain Jacuzzis, hot tubs, and other appliances.  We will not be held responsible for their failure to work.  In the event of a malfunction, please contact the office immediately, and we will make every effort to have it repaired as quickly as possible.

Fireplaces

Firewood is furnished during the winter (December through April).  You should find an adequate supply for your stay.  If you need more, it is available for purchase through local markets.

Trash

You are responsible for your own trash removal or at the end of your stay the departure cleaning crew will remove it at your expense if left behind. Some condos supply you with trash bins to leave your trash in. Ask your agent for advice if you do not know where to dispose of it, every property is different.

24/7 Emergency Maintenance

If there is an emergency, please telephone the office or the individual agents cell phone number which will appear on your welcome letter.  If the problem can wait until morning, we would appreciate your calling us directly during regular business hours.

Non-Smoking

ALL of the Stowe Realty rental properties are NON SMOKING.

Lock-Out Policy

If you should happen to lock yourself out after hours, please call our office.  We will meet you with a loaner key, but there will be a charge.

Telephone/Long Distance Phone Calls

Long Distance calls will be charged to you along with a $20.00 service charge.  In order to avoid this charge, please use a calling card or call collect.

Linens provided

Most of our homes and all of the condos are fully equipped with bed sheets, towels and basic kitchen utensils.  We would suggest that you bring your special favorites, if you're planning on having particular things at hand.  You should find paper towels, and bathroom tissue to last a couple of days.  There are two grocery stores in Stowe and a number of specialty shops, if your stay is longer and you require more supplies.
