Preventative maintenance done on a regular basis can help you avoid major and expensive repairs later on – and may increase the value of your home. Here’s William Raveis Stowe Real Estate’s yearly checklist:

January: To keep your refrigerator cooling efficiently, clean the condenser coils behind or beneath the unit.

February: Inspect grout and caulk around sinks, bath tubs and showers. Repair or replace as necessary to avoid future water damage.

March: Replace batteries and test smoke and carbon-monoxide detectors in all areas of the home.

April: Clean rain gutters and make sure the downspouts drain away from your foundation.

May: Service your air-conditioning system before the weather starts to get hot.

June: Clean lint from the clothes dryer vent, where the air is vented outdoors.

July: Check ground fault circuit interrupter (GFCI) devices and outlets using the TEST button; replace any that fail.

August: Check the roof for missing or damaged materials and interior ceilings and walls for signs of water leakage. Remember to check after storms and high winds.

September: Service your heating system before the weather starts to get cold.

October: Inspect your fireplace and flue before lighting a fire.

November: Replace batteries and test smoke and carbon-monoxide detectors in all areas of the home.

December: Review your family/home fire-escape plan. Check the pressure and expiration date on all the fire extinguishers.
